A good starting point is The NSW Planning Portal which provides the current planning details to each property such as Zoning, FSR, Building Heights and applicable council and state Legislation. Relevant specialists such as Building Designers, Draftspersons and Architects can help you prepare your Development Application Documents.
The common documents required for a Development Application are:
- Floor plans, Elevations, survey, Basix certificate etc
- Engineer design for structural elements and Drainage.
- Relevant reports and forms.
Once Application is Lodged, Council Planners will assess your plans and, if approved, you’ll obtain your Development Consent. You’ll also need a Construction Certificate (CC) before your builder can start the construction process.
