A Development Application is an official request for permission to start a development. A development could be the construction or demolition of a building, use of land or subdivision of land etc.
Nowadays the processes for DA approval are long and complex with multiple applications and documents lodged requiring professional assistance from professionals such as Building Designers and engineers.
A DA is not decided only on whether it satisfies all the controls within the LEP and DCP. Council also assess it against all relevant planning regulations and laws. Each application is decided on its own merit. The criteria are not limited to the LEP and DCP but include the proposal suitability for a site or
neighbourhood.
As Councils have large number of applications and tied to a process defined by the legislation, it is preferred that any issues with your application to be resolved before it is lodged to avoid refusal.
